Okay, I went a little over 60 seconds on this one, but the numbers needed some explaining!

What is happening in the Topeka real estate market? According to the latest Sunflower MLS market report, the market has changed. Housing inventory in Topeka is up 19% compared to last year. That means buyers have more homes to choose from. But hear me clearly: it is not a buyer's market yet.

Homes are taking a little longer to sell, and sellers are facing more competition. That does not mean homes are not selling, and it definitely does not mean you cannot still get a great price for your home. Here is the good news: sales prices are up 6%, and homes are still selling.

What it means is this: STRATEGY matters.
