Kansas Investment Properties, From Someone Who’s Worked Every Side of Them

Purchasing an investment property is different from purchasing a home for yourself. Whether you are considering your first rental property or adding another property to an existing portfolio, there are several things to consider beyond whether you like the house. Purchase price, property condition, potential repairs, rental potential, expenses, and your individual investment goals can all play a role in determining whether a property makes sense for you.

I’ve spent a large part of my real estate career working with rental properties, landlords, and investors. With more than 1,000 properties leased and involvement in over 100 renovations and rehabs, I’ve seen firsthand how important it is to look beyond the purchase price.

A property might look like a great investment on paper. In person, the condition, the repair list, and what it costs to keep the place running tell the real story.

I help investors evaluate opportunities throughout Kansas City, Kansas, Johnson County, Topeka, and surrounding communities. Whether you’re purchasing your first rental or adding to an existing portfolio, my goal is to help you ask the right questions and make informed decisions.

Evaluating a property

  • Purchase price vs. rental potential
  • Condition, repairs, and renovation costs
  • Ongoing expenses and cash-flow basics
  • How the property fits your portfolio goals

After you buy

  • Contractors, cleaners, and inspectors
  • Preparing a property for rent
  • Leasing resources, tenant placement services, and Fair Housing information
  • Vendor resources for ongoing property needs

I’ve worked with properties before, during, and after renovations, so I understand that finding the right property is only part of the process. What happens after you buy matters, too. And if you later want ongoing leasing or management support, ask me about The Right Key Property Management LLC, my property management company.
